makon acts as asset-manager for the portfolio of an Australian fund which is focused on shopping-centre properties in Germany. The portfolio is currently in a developing stage and contains two properties with a total of approx. 52,000 m² of rental space with 86 tenants.
makon’s long term contractual relationship is targeting the strategic, operational and structural optimisation of the real estate portfolio. Based on makon’s detailed analysis as well as analysis of external service providers (retail research institutes etc.) redevelopment concepts and measures schemes are created, comparing the cost of development to the positive effects of development.
As asset-manager and representative of the proprietor makon ist fully responsible for the implementation of the redevelopment measures within time schedule and budget. At the same time, existing business contracts are analysed, optimised and sometimes re-issued, and the documentation of the properties is brought to a Due-Diligence- suitable level.
The project is extremely sensible in terms of an efficient „Change-Management“ during the redevelopment period of the shopping-centres while open for business.
