makon advised the city of Erlangen on the implementation of a public real estate management. The real estate portfolio contained 220 properties of various size and usage with a floor space of approx. 260,000 m². In the course of the project makon took a coaching-function, in which the procedural method was designed and implemented together with the respective employees of the city of Erlangen.
One main task was to generate analysis guidelines concerning the evaluation of the current state of the properties, the organisation of property development and management, the cost of operation as well as the documentation of the property portfolio.
In moderated workshops, a collective analysis of weak areas was made, from which recommendations for the optimisation of procedures as well as organisational structures and cost management was derived.
Finally, the results were written out in an organisational guideline which serves as a base of a continuous quality management scheme.
